Preparing for a New Parking Lot

A first-class parking lot presents a positive image for your business. Nobody wants to drive over cracks or drop into potholes and risk damaging a vehicle or themselves. A safe parking lot is key to having satisfied employees and customers.

So how do you determine what needs done in your parking lot? Evaluate your asphalt. Take into consideration the number of cracks and potholes on your pavement surface. Keep in mind that water can penetrate these flaws and create even more problems. If water is pooling in your parking lot, this will be an ice hazard come winter time.

You will need to develop a budget for your project. Preventative maintenance can seem more cost efficient, but the state of your pavement will determine whether a full replacement is necessary. Size and use of your parking lot are other determining factors. If heavy equipment and trucks frequent your pavement, your repairs may be greater.

Find a time that works for you. Generally spring and summer are the best times of the year to pave asphalt. If you are completely replacing your pavement you will need to remove your current parking lot, break up existing asphalt, and remove loose gravel. The surface must be completely clean and the parking lot’s soil must be dry and compacted before installation.
